In many states, the sub-agency has been eliminated. In these
states, if an agent is working for a buyer, he or she is a buyer
agent. In this case the buyer must pay the percentage or fee to
the broker or agent. If the agent is working for the seller, he
or she is a seller agent (or conventional). That clears up some
of the confusion. If the subagent t1 or the buyer broker is also
the listing2 broker, he or she is known as a dual agent.
So let’s make it clear: If you haven’t hired a buyer broker and
signed an exclusivity contract with him or her, and if you’re
not living in a state that mandates buyer brokerage, you’re most
likely working with a seller or conventional broker or agent.
Don’t think now that working with a conventional broker or
seller broker/agent is worse than working with a buyer
broker/agent. That is not always the case. For years
conventional brokers were the only game in town. They’ve helped
millions of buyers successfully purchase homes. But if you have
a choice, go with a buyer agent or broker. Remember, you want to
work with the very best agent/broker you can. A seller broker
may be a better choice for you than a buyer agent/broker who
doesn’t really know the particular neighborhood that is of
interest to you.
1 The subagent is an agent or broker who brings the buyer to the
property. Although it appears to be working for the buyer, they
are paid by the seller and have a responsibility by the seller.
2 The listing is a legal procedure, where a property will be
listed for sale by a broker in return for a commission
How Agents and Brokers Get Paid When a person wants to sell
their home they usually contact a local real estate agent. The
agent views the property, estimates what the selling price
should be, and advices the seller of any other things that need
to be done to the property to make it more saleable.
The seller and the agent sign a contract that the house will be
listed by the agent and that the agent will receive a certain
percentage of the selling price when the house closes (or
sells). When the property is sold, the seller’s agent who got
the listing gets his or her percentage of commission. The
seller’s agent then takes part of that amount and gives it to
the buyer agent. This percentage of split is determined by prior
agreement. For the real estate agency, it is more profitable
when both the buyer agent and the seller agent are working for
this agency. This way, the agency will get the entire percentage
of the selling price as listed in the contract, as opposed to
having to split it with an agent who works at another agency.
The Agent’s/Broker’s Obligations A good agent or broker has more
obligations, which are significant for you in the buying
process. Here are the most important four obligations a good
agent or broker should have to you: 1. Eyes and ears - A good
agent or broker is supposed to act as your eyes and ears,
prescreening homes no the market, finding out why a home is for
sale, and selecting the homes he or she thinks might be right
for you. 2. Less legwork - A good agent or broker is supposed to
do at least some of the necessary legwork, which means walking
through the available homes and eliminating those that won’t
meet your needs and wants, or your standards. 3. Guide you - A
good agent or broker will make the appointments for you,
chauffeur you around from showing to showing, help you
understand the good and bad features of a house, provide you
with enough information to create an offer, and than present
that offer to the seller and seller agent or broker. 4. Educate
you - A good agent or broker will educate you about the home
buying process and the local real estate market. He or she
should be able to point out the good and the bad, so you can
make an inform decision. What Not to Say to Real Estate Agents
Never let your real estate know that you are willing to know
that you are willing to go higher in an offer for a home. The
higher the selling price, the more commission they make. While
it is not ethical, your real estate agent may be tempted to tell
the sellers that you are willing to pay more.
Traps Used to Make the Sale Very important is to know what
motivates your agent or broker. You’ll know this if you know how
real estate agents or brokers get paid. Don’t forget these two
important factors: 1. It is more profitable if the same agency
that list the property also sells it. 2. It is more profitable
to sell the property at the highest price possible. Most of the
real estate agents or brokers do not defraud in order to get the
sale. However, the following are some of the more common traps
used to push a sale. a. Amplifying the value of the house. Real
estate agents or brokers can increase the worth of the house in
a number of ways. These two are the most common of them:
1. Showing you houses listed at a higher price range as than the
homes are actually worth. Once you have seen a few over-priced
houses, the agent show you a house that is properly priced, but
still in the same high price range. There are two problems here:
1. The high-priced homes may be beyond what you want to pay 2.
The over-priced homes you looked at may not be a good example of
what is available for that price. This manipulation makes the
one properly-priced home look like a great offer. 2. Using the
asking price of similar homes and not the selling price when
making a comparable calculation. This make homes look like they
are worth more than the market value and again may push you into
considering property above what you decided was your limit.
If you want to know the worth of a particular house, ask that
the real estate agent or broker show you similar homes that have
recently sold at a similar or comparable price. A good agent or
broker should be able and willing to give you this information.
If yours is not, consider getting a different agent or broker.
b. Rushing you to make an offer. The real estate agent or broker
may also rush you to make an offer by saying you that they have
heard that someone else is making an offer on that property
right now, so you must hurry. That there are times when people
are standing in line to make an offer for a particular piece of
property, is totally true. But normally this happens very seldom.
Another time when you could be rushed to make an offer is after
you made the offer. The seller rejects the offer and come back
with a counteroffer 3 that is more money that you want to spend.
I personally do not like playing games with the real estate
purchase. When I make an offer on a property it is usually fair
and in accordance with what I believe the property is worth and
what I can afford. If the sellers counters with an amount that
is outside of my budget or I feel is outrageous for the
property, which means he is not acting in good faith and I look
for another property. You’ll have to be careful, because many
agents or brokers want to urge you to meet the sellers offer, to
extend yourself more and do it right now. You will be urged to
do this immediately before someone else buys the property –
before you get the chance to think.
3A counter-offer is when the seller or buyer responds to a bid.
For example if you decide to offer $100,000 for a home listed at
$130,000, the seller might counter your offer and propose that
you purchase the home for $120,000. That new proposal, and any
subsequent offer, is called a counteroffer.
Buying a home is one of the biggest decisions of your life and
you do not need to be pushed into making it before you are
ready. When you find the right home you will not be asking for
time to decide. The decision will feel right.

The Discovery
John Knoll was then working at Industrial Light and Magic while
Thomas Knoll was studying his Ph. D. on image processing at the
University of Michigan. Both of them worked on a larger, more
cohesive computer application which they called Display. They
experimented further in order to give it more features like
gamma correction, loading, saving different file formats and
others. To cut the story short, Display became ImagePro in the
year 1988. The sold it as a commercial application.
Transition comes
ImagePro was given a new name when they potential publisher
suggested PhotoShop during the duo’s demo. Actually, it just
stuck. Fortunately, PhotoShop became a big hit that most
software companies switched to it. So far, only Adobe proved to
be its competent contender. PhotoShop was then sold wholesale
but only licensed and distributed. Royalties were still going to
the Knolls. Knoll brothers further incorporated other features
to improve the software. Eventually, through the encouragement
of John and Russell Brown PhotoShop became the biggest dynamo in
image enhancement. It was finally launched in February in the
year 1990.
Imaging made digital
The release of PhotoShop in the E-commerce web development world
is a great success. And that success continued. The development
of version 2.0 made it more accepted and loved. The new version
added new features such as Pen tool, Duotones, import and
rasterisation of Illustrator files and support for CMYK color.
Mark Hamburg also added Bézier paths to make it more
interesting. The addition of layers is the most fabulous
contribution of PhotoShop.
The present invasion
Adobe continues to come up with new features for PhotoShop. In
fact, the latter is now part of the Creative Suite 2. Still,
PhotoShop is considered the leader in imagery. Its reign can be
flagrantly acknowledge since its inception up to the present
time. In addition, it has already reached its version 4. From
this we can say that its competitors have still a lot to be
learned from the dynamic and invincible imaging software!

Puppies are born with very few antibodies against disease. The
mother will first produce colostrum. Colostrum is the first milk
and is nature’s way of providing newborn puppies with their
first doses of antibodies to produce against disease. Puppies’
bodies will not produce their own antibodies to disease until
they are about six weeks old. Puppies must have at least one
feeding of colostrum in their first 24 hours of life. By keeping
the mother updated on vaccinations, she has a good chance of
passing on her immunity to newborn puppies that helps to guard
them against disease.
Access to colostrum is only good for the puppies in the first 24
hours of life. Access to the mother’s colostrum in the first 24
hours of life is crucial.
The immunity to disease passed through the mother’s colostrum
called “maternal immunity” usually lasts for several weeks in
the puppy’s system. It gradually fades as the puppy’s own immune
system begins developing and becomes capable of producing its
own antibodies at around 14 to 16 weeks of age. The exact time
of maternal immunity’s fading is very variable, but it generally
occurs between 6 and 16 weeks. The goal of vaccination programs
is to cover any gap in immunity by starting vaccines immediately
after the maternal protection fades and when the puppy’s body is
capable of producing its own antibodies.
Vaccines are given to puppies several times to cover this gap.
When the maternal immunoglobulins fade and leave the puppy
without protection from disease, vaccines given at this time
will prompt the puppy’s maturing immune system to produce its
own protective antibodies against disease. To be sure the series
of vaccines given your puppy provides the immunity it needs, you
can ask your vet for a Titer Test.
Do not vaccinate a pregnant shih tzu. You must do so before she
is pregnant on a yearly basis.

Continue to “sip the kool-aide” or B. Look to improve. One criticism about our training material is that it is simple and would work against some one who is untrained. What the hell does this mean, exactly? Does this pertain to the woman who takes muay thai or the serial rapist sociopath that has successfully applied his trade a dozen times? Does it apply to the mixed martial artists or a bag man on a pick up? Personally, if I had my choice, I’d take my chances with the guy who thinks he has all the answers and not the guy who has nothing to loose. Is our stuff simple, you bet your ass it’s simple. It has to be. Anything that works is simple and straight forward. (Remember that thing; what’s it called…the WHEEL). Here’s a pop quiz, what’s the most widely used technique with the highest degree of success and knock out rate? (Drum roll please…..) The Over Hand Right! But that’s so simple, everybody knows that. You learn that your first day of boxing. Since it’s so simple and everybody knows it; why does it work? Because some one decided to seize the opportunity to throw it and it hit its mark. That’s the essence of a fight, timing, opportunity and luck. The techniques can’t be complicated. As we mentioned countless times before, anything can be blocked if you know it’s coming. But you will be approached in a way or by a person who is banking on the fact that you won’t do anything. So anything you do has a chance.
So you’re trained, great.
God bless you and congratulations. Now I heard Jon Bluming say something that I thought was right on the money. If you don’t know who Jon Bluming is, get your google working. He said that grappling and submissions are treated as “support systems” and he continued to say that you will spend more time training your support systems rather that your primary self defense. That doesn’t mean don’t train in these systems, because you will fall back on these if you, well- miss. Which happens more than you think; but you want a front line of defense.

Let me ask you:
Would you rather practice knocking some one out or dragging them to the ground? Would you rather practice for a 5 - 10 second blast or a five minute round?
Do you know when your next competition is? It could be in the parking lot tonight after work. Are you warmed up? Do you have your training equipment on? Is the ref there?
Now make no mistake, I am not advocating NOT practice other endeavors, I think they’re great. Competition and training are excellent character builders and will prove there own worth in the grand scheme of things.
But if you’re serious about realistic, explosive self defense, here’s the check list:
1.Arm your self to the teeth. Guns, knives, Sherman tank.
2. Pepper spray, Stun guns
3. Black jacks, sap gloves, spring kosh, asp
4. The environment: bricks, rocks, garbage cans
5. Hands, feet, teeth simple straight forward basic technique. Strikes, gouges.
6. Grappling, submissions.
Bonus: the better shape you’re in, the better all of this stuff works (yes, even shooting). The sharper you are, the better you will operate under stress.
So will this stuff “work” against someone who is trained- you bet, it has and it does.
It’s always good to have a back up plan, but first things first.
Musashi said, it’s regrettable to die with your sword still in its sheath. Personally, I get looks from other martial artists when the catch a glimpse of what I carry. They look at me like “why do you need that stuff”. My reply is, I’d rather have and not need it than need it and not have it. It also gives me a glimpse of how nave they are. Are you really going to depend on that when some street skel looks to put a hurt on you? If I can, I’ll work my way down from number 1 to number 6. Hey, don’t get me wrong, some days you start at 5.
The 3 to 5 year martial artist.
This is the person I get the greatest reaction from. They are very in to their training, which is great. But they believe they are in to end all, be all system. After they read the page at www.thetruthaboutselfdefense.com they feel compelled to write me and tell me how wrong I am (with out viewing the videos). First off, if you feel the need to write some guy on the internet to really show me something- get a life. The irony is, if they stay with there training, eventually they come back. Why? The men and women who have been in the martial arts for more than a decade realize the value of the material and just want to add it to there bag of tricks. These people have been to the show and realize that in a real fight, its what ever it takes. That doesn’t mean the a fifth degree black belt in tae kwon do is going to hand his dobok up and put on some combat boots (well, not permanently). What it does meant that this person can look into there own training and pull out what’s effective. Two, realize that they don’t have all the answers and they want to just get better. And three, they realize that there is a lot more to martial arts than just fighting. Here’s a secret learning how to fight is the easy part.

Oftentimes, a spider will attempt to crawl a site only to become entangled in a different kind of web! If there is one character out of place, additional code that shouldn’t be there, or code that is unreadable to spiders, your website just may be bypassed altogether.
Remember all of those fancy Flash and javascript doo-dads you implemented? Some spiders can’t read that type of code, and you may be blocking them from collecting your information for search. Be sure to allow room for spiders to move around. Keep complicated code to a minimum or forgo it altogether. The cleaner a website’s code is, the better a web crawler can spider the site and gather relevant data for caching. The more relevant, updated information a seach engine spider gathers from a site, the better that site’s chances are in search results.
A good way to determine whether or not your website is searchable is to have the code validated. The W3C Validator is a free service recommended to validate site code and check for conformance to W3C standards. The World Wide Web Consortium (W3C) is an international consortium where member organizations, a full-time staff, and the public, work together to develop standards for the World Wide Web. Simply enter your URL in the validator and a list of errors, where applicable, will alert you to what needs to be improved in the code of your site. Think of it as fine tuning, it may take some time to improve your site’s code, but in the long run the increase in search referrals will have made it work the hard work.
